Terms and Conditions

Welcome to Sekkuwa Heritage Villa Hikkaduwa. Our goal is to provide every guest with a comfortable, relaxing, and memorable experience. By accessing our website, making a reservation, or staying at our property, you acknowledge that you have read, understood, and agreed to the following terms and conditions.
1. Reservations and Booking Confirmation
All reservations are subject to room availability and will only be considered confirmed once you receive an official confirmation from our reservations team.
To complete a booking, guests may be required to provide:
- A valid payment method
- A deposit or full payment, depending on the selected rate or promotional package
- Accurate guest information during the reservation process
The individual making the reservation must be at least 18 years old.
Only the number of guests listed in the booking confirmation may occupy the villa. Additional overnight visitors are not permitted unless written approval has been obtained from management.
2. Payments, Deposits, and Cancellations
Reservation Deposit
A 50% non-refundable deposit is required to secure your reservation. The remaining balance must be settled at least 14 days before the scheduled arrival date.
Cancellation Policy
- Cancellations made more than 30 days before arrival may qualify for a full refund, excluding applicable bank or transaction charges.
- Cancellations made within 14 days of the arrival date are not eligible for a refund.
Security Deposit
Sekkuwa Heritage Villa Hikkaduwa reserves the right to request a refundable security deposit during check-in. This deposit may be used to cover damages, excessive cleaning requirements, or missing items.
If no issues are identified during the final inspection, the security deposit will be refunded according to our standard procedures.
3. Arrival and Departure
To ensure that the villa is properly prepared for every guest, we kindly request that you follow our standard check-in and check-out schedule.
Check-in: From 2:00 PM
|Check-out: Before 11:00 AM
Requests for early arrival or late departure must be arranged in advance and will depend on availability. Additional charges may apply.
4. Property Guidelines and Guest Responsibilities
To maintain a pleasant environment for all guests and neighboring residents, we ask that the following guidelines be respected throughout your stay.
Noise Policy
Please keep noise to a minimum, particularly after 10:00 PM. Excessive noise, loud music, and unauthorized events or parties are not permitted.
Smoking Policy
Smoking is prohibited inside all bedrooms and indoor living spaces. Guests may only smoke in designated outdoor areas.
Damage to Property
Guests are expected to treat the villa and its facilities with care. Any damage caused will be the responsibility of the registered guest. Costs may be deducted from the security deposit or invoiced separately.
Pet Policy
Pets are only permitted with prior approval from management and may be restricted to selected accommodation areas.
5. Personal Belongings and Liability
Guests are solely responsible for their personal belongings during their stay.
Sekkuwa Heritage Villa Hikkaduwa cannot accept responsibility for the loss, theft, or damage of valuables, cash, jewelry, electronic devices, or other personal items.
All facilities, including the swimming pool, gardens, balconies, and recreational areas, are used at the guest's own risk. Management shall not be held liable for any accidents, injuries, or damages occurring on the premises.
6. Applicable Law
These Terms and Conditions are governed by the laws of the Democratic Socialist Republic of Sri Lanka.
Any legal matters, disputes, or claims arising from the use of our services shall be subject to the exclusive jurisdiction of the courts of Sri Lanka.
